Check-in 4pm / Check-out 10am
You will be sent address and lockbox key instructions prior to arrival. Once you take the key OUT of the lockbox and enter the house, please return it to the lockbox (rescramble the code) and use the keys we have left on the table for you during your stay. Very important to ensure the single key remains in the lockbox.
Please ensure, dishes are cleaned and all trash bags are sealed and placed in the appropriate garbage bin located in the garage.
If there is garbage or recycling scheduled for your departure day, please make sure the garbage and/or recycling is set outside the front door for pick up (not blocking the neighbors garage).
Leave the extra keys we left on the table back there at the end of your stay. Pull the door firmly behind you, it will autolock. *The single key from the lockbox you used to enter the home, must be back in the lockbox when you leave.
House Values (we don’t like the word ‘rules’)
No smoking inside the property or on the balconies of our home.
No parties or events are allowed.
Please respect our neighbours by keeping noise levels down, especially during nighttime hours - 10pm-8am.
Pets are not allowed unless prior arrangements have been made.

Heating + Cooling the House
Heating
May - September - Please turn the heat OFF when leaving the house.
October - April - Please turn the heat down to 10 degrees when leaving the house.
Cooling
In Italy very few homes have AC. Our house, like most older homes, have thick stone walls which keep the house cooler in the warm months.
All the windows have shutters, which should be closed during the day in the summer, this will keep the house cool. (You will notice that locals keep the screen shut during the day to keep their houses cool.)
Air condition is installed in the upstairs master bedroom. We ask that you only use it if necessary to cool the room and turn it off before sleeping.
Please turn the air condition OFF if you are not using that room.
Recycling + Garbage
Refer to the attached schedule for recycling and garbage pick up.
Garbage receptacles are kept in the garage.
Please keep all garbage bags sealed in provided garbage receptacles until ready to be taken out for pick up.
The evening before pick up, please place the appropriate receptacle outside, ensuring it is not blocking the neighbor’s garage door.

Restaurants
Febo (Great for Aperitivo. It is a wine bar and brews their own beer. If you like pate they do a nice hot pâté).
Osteria Mama Angela (Great food and sits overlooking Piazza del Popolo)!
Trattoria del Moro Aronne (Michelin starred, delicious food at a very reasonable price).
Al pozzo Etrusco di Fabrizio Grilli (Consistently good food and great service).
Mezza Luna (Hard to get into as it is usually filled with locals….so you know the food is good!).
Daytrips
Civita di Bagnoregio (13 miles away). - Great local day trip. One of the World Monuments Fund’s 100 Most Endangered Sites, Civita was founded 2500 years ago. Incredible medieval architecture and unique location atop a tufa rock. Visitors should cross the iconic pedestrian bridge, explore the narrow alleys and enjoy the stunning views.
Lake Bolsena (14 miles away) - Another local day trip. The largest volcanic lake in Europe. Good for kids to swim and cute lakeside restaurants.
Montepulciano (43 miles away) - One of Tuscany’s highest and most picturesque hill towns. Famous for its stunning architecture and breathtaking views. Visit to explore its winding streets, savor the renowned Vino Nobile, and soak up the quintessential Italian charm. If it’s not too late in the day, visit lovely Pienza to the west, where Zeffirelli’s Romeo & Juliet was filmed.
Orvieto Funicular (cable-car)
The funicular stations are in Piazza Matteotti (the same as the train station) and in Piazza Cahen (up on the city centre).
The funicular (cable-car) leads you to the city centre of Orvieto in a few minutes, and once you get out, in Piazza Cahen you can stroll along the main Corso Cavour or, alternatively, take the local urban buses that stop in the main squares (Piazza Duomo, Piazza della Repubblica) and streets.
The funicular (75 people max.) runs every 10 minutes, and it is open from 7:15am to 8:30pm
During holiday periods it is open from 8:00am to 8:30pm
Ticket costs: € 1.30 per person (€ 2.60 round-trip).Children 0-6 years old are free.
A ticket is valid for 90 minutes (and also includes for free the shuttle bus from Piazza Cahen to Piazza Duomo).
Dogs are allowed only with a ticket, and obligatory with a muzzle and leash.
